Public Hearing

Make the site-specific case.

Make a clear, site-specific case for your development. Present the plans, explain how LIHTC works and address common misconceptions with evidence and project-specific information. Prepare for questions from officials and residents before taking the podium.

LIHTC — “light-c” or “lie-tech” — is the Low-Income Housing Tax Credit. In a packed chamber you do not teach the code. You take the line they will say, and you put the fact on a slide they can live with on the record.

Slide 01

This is public housing.

LIHTC is private capital + a tax credit. Privately owned, privately managed, with income and rent limits in a recorded restriction.

What the slide carries — One diagram: who owns it, who lives there, who inspects it.

Slide 02

It will hurt property values.

The hearing does not need a speech. It needs the studies you will actually cite, and the comparable product — not a theory of neighborhoods.

What the slide carries — Three comps. One sentence each. No appendix dump on the screen.

Slide 03

Traffic / schools / crime.

Name the numbers the city already uses. Traffic memo. School district letter. Police and fire if they will send one. Do not freelance.

What the slide carries — The city’s own metrics, not yours.

Slide 04

They never finish.

Show closed work. Lender, syndicator, placed-in-service. A rendering is not a track record.

What the slide carries — Delivered product. Dates. Addresses.

Slide 05

Nobody local can live there.

Income bands, AMI, who actually qualifies in this county. Say the rents. Do not hide them in a footnote.

What the slide carries — Rent table vs. the market they already know.

Tax Credit QB is not a law firm, not a syndicator, not your co-GP, and not a substitute for local land-use counsel. Meeting support is not lobbying unless a separate engagement says so. Deck templates are educational and must be adapted to the site, the QAP, and the jurisdiction. Financial models are prepared by Alkaline Advisors unless otherwise stated. Tax Credit QB does not guarantee approvals, tax-credit awards, financing, or project outcomes. You remain the developer and owner of your opportunity.
